The Gasworks
Site Development

Thank you for visiting The Gasworks site development page.

In May 2025, MAB, in partnership with Renewal SA and our remediation contractor, reached a major milestone in finalising soil remediation works on site. This marks a significant step forward building a safe and welcoming environment for residents and the broader community of Adelaide.

Our contractor and expert consultants are now working to complete the certification process to enable the future delivery of the new 6 Star Green Star Community with over 800 new homes including 15% affordable housing upon completion.

For the next stage of works MAB has appointed T&J Constructions as the civil works contractor for the Gasworks site. T&J are a highly experienced South Australian company which have been operating since 2007. You can find more information about civil works in the FAQ section below.

If you have any questions or concerns, please scroll to the bottom of our page where you will find our dedicated phone number and enquiry form dedicated to site works. A member of our team will get back to you as soon as possible.

What civil works are being undertaken?

The first stage of civil works will prepare the site and surrounding area to allow for development.

On site civil works will include:

  • Earthworks
  • Relocation of power lines and removal of stobie poles in East Street
  • Stormwater drainage works
  • Electrical, Water and Sewer works

Civil works will also take place within Drayton Street and will include:

  • connection to existing water and sewerage systems
  • stormwater drainage infrastructure
  • car parking bays
  • new footpath on the Gasworks side, and streetscape works

What are the timelines for civil works?

The first stage of civil works will commence in January 2026, and we expect will be completed by the end of the year. Timelines will be subject to the site conditions and weather. The community will be kept up to date with status and any changes to this forecast timeline.

Future civil works stages will be undertaken across the remainder of The Gasworks site in a staged approach.

How are environmental impacts (e.g dust/odour/noise) managed?

The works will be undertaken with strict environmental management measures in place to minimise any potential impacts on the surrounding community. The contractor will be operating under an approved Environmental Management Plan (EMP).

Real-time air quality monitors will be operated for the duration of the civil works to assess the effectiveness of the mitigation measures and allow additional controls to be implemented (as required). This will be supplemented by personnel monitoring within the community, on and within the site boundary.

Will there be any impact to local traffic?

There will be temporary impacts to the surrounding community on Drayton Street at times during this project. This may include traffic changes for improvement works within the road, access restrictions and noise during standard operation hours.

All works will be undertaken by the contractor in accordance with Council permits where required, and Council approved plans.

Will any services be disrupted?

Services may be temporarily disrupted during the course of civil works, however any planned disruptions will be minimised and communicated in advance.
