What has been approved?

The South Australian Government has approved a Planning and Design Code Amendment to rezone the former Adelaide Refinery site at Port Stanvac, enabling its transformation into a master-planned, mixed-use community.

What does this approval enable?

It enables site remediation and the development of housing, employment areas, open space, and community infrastructure.

What is planned for the site?

The masterplan vision includes:

  • Up to 3,600 dwellings (including 15% affordable housing)
  • Over 60 hectares of employment land
  • A mixed-use town centre, sporting and community facilities
  • More than 31% open space – including a new 40-hectare Coast Park
  • Opening 1.7 kilometres of coastline previously fenced-off to the public, offering expanded beach access and coastal trail connection

What kind of housing will be delivered?

A mix of housing types comprising detached houses, townhouses and apartments, including affordable housing (up to 15%) will accommodate almost 8,000 new residents whilst supporting greater housing diversity.

What community infrastructure is planned?

Infrastructure investment in the master-planned project will include a sporting reserve and future opportunities with the potential to include education, childcare, retirement and aged care facilities.

The project includes a mixed-use town centre with retail, recreation, and community facilities.

Will there be improved coastal access?

Yes – the masterplan will open to the public 1.7 kilometre of previously fenced-off beach and coastline to enable continuous connections along the existing metropolitan coastal trail for the community, as well as providing new swimming and recreation opportunities.

How will transport supported this new community?

Port Stanvac is one of Adelaide’s best-connected locations. With direct access to the Lonsdale Train Station, the Southern Expressway, and established bus networks, it will deliver superior transport connectivity compared to other growth areas across the city.

The development will also involve upgrades to existing state and local road intersections, as well as a new rail overpass, connecting Sherrifs Road West to Port Stanvac.

When can I buy land or a house?

The first public sales release is forecast for early 2028.
