MAB forges ahead with construction at University Hill Business Park

MAB Corporation continues to invest in the commercial future of Bundoora with construction commencing on ‘twenty enterprise’, the second state-of-the-art office building to be built at by MAB Corporation. The building’s construction will begin on Monday 4 August on Enterprise Drive in the University Hill’s Business Park South.

MAB has had excellent enquiry since the launch of the project demonstrating a strong demand for quality office space

Jason Wood, Project Director for University Hill said, “We are confident of the success of ‘twenty enterprise’ due to the underlying demand for high quality strata office accommodation situated in a dedicated business park environment.

“As the first major corporate office park of its kind in the North, we’re attracting many types of businesses, from small to medium local companies seeking to upgrade to a more professional environment. So far we have attracted occupants from the government sector as well as considerable interest from the financial and IT sectors, similar to the first building,” said Mr Wood.

Jones Lang LaSalle and Colliers are conjunction marketing agents on the project and both agree University Hill provides a considerable point of difference for the North of Melbourne and allows the occupants of the suites to raise the profile of the business by becoming part of a professional business park environment.

“As marketing agents for twenty Enterprise we are extremely confident that there is enough depth in the marketplace from occupiers looking for quality new office space with good amenity and access to public transport and major roads, said Tim Grant, Associate at Colliers.

University Hill’s prominent location on Plenty Road ensures ‘twenty enterprise’ will offer a high level of accessibility and visibility from the Metropolitan Ring Road and is 18km from Melbourne’s CBD and 20 minutes from Melbourne airport.

Investment in the new office building follows on from the recent sell-out success of MAB’s firs office building release, 90% of which were sold before construction was completed.

‘twenty enterprise’ is a $16 million, five level strata office building located on Enterprise Drive. It will provide 4000 sqm of contemporary strata office space and incorporates access to fibre optic networking to enhance productivity from the office occupants. Suites start from 53 sqm with whole floors available and each office suite comes with at least one secure basement car park.

Jones Lang LaSalle Senior Executive, Lachlan Thompson commented, “enquiry from owner occupiers and investors had been overwhelming. The first building was a complete success, not only for MAB Corporation as their flagship commercial building but for the owner occupiers and investors, it offered these groups a superior product and a first class address, something that was previously tough to come by in the Northern corridor. ‘twenty enterprise’ has followed suit, a few of the people who missed out on the first building have already purchased.

“It’s a pretty easy decision really when you can see the level of corporate investment going in around you obviously there will be significant capital appreciation, Mr Thompson said.

University Hill’s Business Park has been hugely successful attracting a range of local and international businesses including Continental (formerly Siemens VDO), Doncaster BMW, VicRoads and the Australian Electoral Commission (AEC).

Add to that first class amenities, including the Town Centre with a Coles supermarket and speciality stores, the soon to be opened Brand Junction outlet centre and Health and Wellbeing Precinct including medical suites a Priceline Pharmacy, the soon to be constructed gymnasium and Pelican Childcare.
