Unparalleled exposure at West Gate Express

MAB Corporation (MAB) has released an Expression of Interest campaign to the fuel and convenience restaurant operators for its latest retail development – West Gate Express at Cook Street, Port Melbourne.

West Gate Express is a proposed state of the art service station and convenience restaurant complex located on the city side of the West Gate Bridge and within minutes of Melbourne’s CBD.

Situated adjacent to Melbourne’s busiest transport corridor, an estimated 160,000 vehicles pass the location daily.

MAB General Manager Commercial and Industrial Richard Johnston said that interest has been strong, with all the major fuel operators showing initial interest in the development.

“With such a strategic location and extremely high levels of passing traffic, we are not surprised by the response to the site,” said Mr Johnston. “We really are offering unparalleled exposure and believe West Gate Express will become one of Australia’s premium convenience destinations.”

The site will comprise a fuel convenience store and three fast food/convenience restaurants, one of which has an adjoining drive-through.

The architecturally conceived service station is designed to accommodate both domestic and commercial vehicles with multiple fill-up points.

The service station has an internal area of 1,000 sqm with four separate tenancies, a communal dining area and restroom facilities.

A stand alone pad site of 3,500 sqm situated at the entry to the site is to be sold with a planning permit [STCA] for a convenience restaurant.

Jones Lang LaSalle has been appointed as leasing agents. Jaycen Willox, Director of Leasing at Jones Lang LaSalle said “West Gate Express provides commuters with the first chance to fill up their petrol or grab a bite to eat as they enter the city from the West. The service station signifies a rare opportunity for operators to set up in a highly established location that will not be diluted by future competition or development.

The Expressions of Interest campaign closes at 3pm on 17 November 2011. Planning approvals are anticipated in the first quarter of 2012, with the project completed in late 2012.
